Fire Fighting Contractor
in Mumbai
IBS is a fire fighting contractor in Mumbai. It installs sprinklers, hydrants, hose reels, pump rooms, and fire detection and alarm systems with its own engineers and workmen, and its design team prepares the fire drawings where you have no consultant. In Greater Mumbai fire NOCs come from the Mumbai Fire Brigade; the owner or occupier applies, and IBS hands over the test certificates and as-built drawings the inspection asks for.

What does a fire fighting contractor do in Mumbai?
It installs and tests a building’s fire protection: sprinklers, hydrants, hose reels, the pump room that feeds them, and detection and alarm. In Mumbai the owner or occupier carries the legal duty under Maharashtra’s 2006 fire safety Act and applies to the Mumbai Fire Brigade for NOCs. IBS installs to the approved drawings and hands over the records.
What is a fire NOC in Mumbai?
A no-objection certificate from the fire authority confirming that a building or premises meets fire safety requirements. In Greater Mumbai it is issued by the Mumbai Fire Brigade, part of the Municipal Corporation of Greater Mumbai. The owner or occupier applies; the contractor supplies the installation and test records.
What is a wet riser?
A vertical pipe kept full of water under pressure, running up a building with a hydrant landing valve on each floor. Fire fighters connect hoses to it instead of carrying water up the stairs, and a fit-out must keep every landing valve on the floor reachable.
Scope
Which fire fighting systems does IBS install in Mumbai?
Installed and tested by IBS’s own team, to your consultant’s drawings or to drawings prepared by IBS’s design team.
Suppression
- Sprinkler systems: mains, risers, branch lines and heads set out against the ceiling plan
- Internal hydrant landing valves and hose cabinets fed from the wet riser
- First-aid hose reel points to the approved layout
- Fire brigade inlet connections, so the brigade can pump into the building’s system
Pump rooms and water
- Jockey pump, main pump and standby pump sets with their controllers
- Suction and delivery pipework, headers and valves
- Connections to the fire water tank, built by IBS’s civil team where it holds that scope
Detection and alarm
- Smoke detector and heat detector networks, manual call points, sounders and strobes
- Conventional or addressable fire alarm panels, as the specification sets
- Installation control valves and flow switches wired to the alarm panel
- Signals to HVAC shutdown, lifts and access control where the design calls for them

Rules
Which fire rules apply to a Mumbai building?
The detail of fire rules is revised, so the drawings approved for your building decide what is installed. These are the principles that do not change. Every permission is the client’s to obtain; IBS can handle liaison, charged separately.
Fire safety in Maharashtra
- The Maharashtra Fire Prevention and Life Safety Measures Act, 2006 puts fire safety on the building’s owner, or its occupier where the owner cannot be traced: obtain fire safety approval from the Chief Fire Officer, provide the measures it sets, and keep them in good repair
- In Greater Mumbai the fire authority is the Mumbai Fire Brigade, part of the Municipal Corporation of Greater Mumbai, which issues fire NOCs
- Fit-out changes to sprinklers, detection or compartments should be checked against the building’s fire approval, with the owner’s or landlord’s sign-off first
Building and landlord permissions
- Commercial towers and malls set their own fit-out rules: drawings for approval, working hours, service-lift bookings, hot-work permits and deposits
- Licences, permits and NOCs are yours to obtain; IBS can prepare application drawings and handle liaison as a separately charged service
- Structural changes, new shafts and facade openings need the building owner’s structural consultant, not just the tenant’s approval

Mumbai
How is fire fighting work done in an occupied Mumbai building?
Much fire work in Mumbai happens in buildings that are already open, with a fire approval already in place.
Fit-outs in existing towers
- A fit-out usually modifies the base building’s system: branch lines rerouted, sprinkler heads relocated, smoke detectors added
- Changes are made to drawings approved for the change and tested before the ceiling closes
- Isolations are booked with building management zone by zone, so the rest of the building stays protected
- The landlord’s fire consultant or facility team may review the change before it is connected
After handover
- The owner or occupier keeps the systems in good repair for the life of the building
- As-built drawings and test certificates from the installation give the owner a clear record for later inspections
- Any later layout change has to be carried through to the fire system again
Around the ceiling and the programme
- Sprinkler heads, diffusers, lights and trays placed together on one coordinated drawing
- Pipework hydraulically tested before the ceiling closes
- Pump-room and terrace work planned for outside the 11 June to 8 October monsoon
IBS
Why use an in-house fire fighting team in Mumbai?
In fire fighting, a late change in the ceiling is expensive.
One team for every ceiling trade
- Sprinklers, ducts, trays and lights placed on one coordinated drawing before anything is hung
- Fire fighting, HVAC and electrical report to the same project lead
- Pressure testing before the ceiling closes; pump and alarm tests before handover
What IBS’s Mumbai base changes for you
- Head office in Goregaon West; furniture and joinery made at IBS’s factory near Vasai East, north of the city
- Site teams, procurement and the project lead are run from Mumbai, not flown in for the job
- An in-house design team for every discipline, and IBS’s own engineers and workmen for civil, MEP, fire fighting, HVAC, interiors, painting and furniture
- On an architect-led project IBS builds the architect’s design; where there is no architect, its design team prepares the drawings
- Approved vendor at Adani Airports, HDFC ERGO, Reliance Retail, Godrej Finance, EPSON, Duravit, HSBC, Tata CLiQ, Canon, Aditya Birla Fashion and Retail and HDFC Life
Problems
What goes wrong when an office fit-out changes a fire system?
Each of these starts with a layout change that was never carried through to the fire drawings. They are found in testing, or at the next inspection.
Common faults after an office fit-out
- A new partition creates a room with no sprinkler head or smoke detector in it
- Joinery or a new wall blocks a hose reel, a hydrant landing valve or a manual call point
- A new false ceiling hides heads or detectors that now sit above it instead of below it
- The fire alarm panel still shows the old zones, so an alarm points to the wrong area
- A slow leak in the modified pipework keeps the jockey pump starting and stopping
How IBS catches them
- The fire layout redrawn against the new partitions and ceilings before work starts
- A walk-through with the ceiling open to check coverage and access to every device
- Hydraulic tests on the modified network and a functional test of every device, with the alarm zones checked
Checks
What should a Mumbai fire fighting quotation include?
The parts of a fire quotation that decide whether the owner’s approvals and inspections go smoothly later.
Scope and drawings
- Which drawings the price is based on, and whether they match the building’s fire approval
- The isolation plan for an occupied building, zone by zone
- Any liaison with the Mumbai Fire Brigade or the landlord priced as its own line, and only if you want it
Tests and records
- Hydraulic pressure tests, pump performance tests and a functional test of every alarm device, all listed
- As-built drawings and test certificates for the owner’s records and the next fire inspection
- Twelve months on installation, with manufacturer warranty on pumps and detection passed through
Need fire fighting work in Mumbai?
Send the address, the building type and any fire drawings. You get a site survey and a line-item BOQ, with liaison quoted as its own line if you want it.
Request a fire fighting quoteIn-house fire fighting or a separate fire vendor in Mumbai?
Fire fighting is often let to its own vendor. This is how that compares with fire fighting inside the same team as the other ceiling trades.
| Fire fighting inside IBS’s team | Separate fire vendor | |
|---|---|---|
| Sprinkler layout against the ceiling | Agreed on one coordinated drawing before installation | Can be set out after ducts and lights, with heads moved to fit |
| Design | IBS’s design team, or your consultant’s drawings built as issued | Your consultant, coordinating the vendor |
| Isolations in an occupied tower | Planned with the whole fit-out programme | Planned by a vendor who does not control the other trades |
| Records for the owner | Test certificates and as-builts in one handover file | Gathered from several parties at the end |
